BookR Fee and Payout Schedule

1. PURPOSE AND SCOPE
This Fee and Payout Schedule (this "Schedule") describes:
(a) the amounts a Renter pays to book an Item through the Platform; (b) the amount an Owner receives when a rental is completed; (c) what an Owner must do before an Owner can be paid; and (d) when payment, transfer, and payout occur.
This Schedule applies to every Transaction conducted through the Platform. All amounts stated in this Schedule are in United States Dollars (USD).
2. DEFINITIONS
Capitalized terms not defined in this Schedule have the meanings given to them in the Terms of Service.
"Rental Subtotal"
- Means the Owner's daily price for the Item, as stated in the Listing, multiplied by the number
of days in the Rental Period.
"Renter Service Fee"
- Means the amount BookR charges a Renter for use of the Platform, calculated under Section 3.
The Renter Service Fee is added to the Rental Subtotal.
"Owner Service Fee"
- Means the amount BookR charges an Owner for use of the Platform, calculated under Section 3.
The Owner Service Fee is deducted from what the Owner would otherwise receive.
"Service Fees"
- Means the Renter Service Fee and the Owner Service Fee together.
"Booking Total"
- Means the Rental Subtotal plus the Renter Service Fee. The Booking Total is the amount the
Renter is charged.
"Owner Payout"
- Means the amount BookR transfers to an Owner for a completed rental, calculated under
Section 5.
"Payout Account"
- Means the account an Owner sets up through BookR's payment processor in order to receive Owner
Payouts, as described in Section 6.
"Instant Cashout"
- Means the optional service described in Section 7.7 by which an Owner may request that funds
already transferred to the Owner's Payout Account reach the Owner's debit card sooner than the standard payout schedule in Section 7.4.
"Fees"
- Means, for purposes of the Terms of Service and all other BookR policies, the Renter Service
Fee, the Owner Service Fee, and any other amounts identified as Fees in this Schedule. As of the Effective Date, the Service Fees are the only Fees BookR charges. The instant-payout charge described in Section 7.7 is not a BookR Fee; it is a third-party charge passed through.
3. SERVICE FEES
3.1 BookR Charges Both Sides of a Booking.
BookR charges a Service Fee to the Renter and a Service Fee to the Owner. Each is calculated separately, on the same Rental Subtotal.
This is a change. Before the Effective Date of this version, BookR charged a single fee of twelve percent (12%) to the Renter only, and an Owner received one hundred percent (100%) of the Rental Subtotal. That is no longer how BookR charges.
3.2 Rates.
(a) Renter Service Fee — eight percent (8%) of the Rental Subtotal, subject to the minimum in Section 3.3. It is charged in addition to the Rental Subtotal.
(b) Owner Service Fee — eight percent (8%) of the Rental Subtotal, subject to the minimum in Section 3.3. It is deducted from the Owner Payout.
BookR's total take on a booking is therefore sixteen percent (16%) of the Rental Subtotal, or more where the minimum in Section 3.3 applies to either leg.
3.3 Minimum Per Fee.
Each Service Fee is subject to a minimum of one dollar and fifty cents ($1.50). The minimum applies to each leg independently. Where eight percent (8%) of the Rental Subtotal is less than $1.50, that leg is $1.50 rather than the percentage.
Worked example, on a $10.00 Rental Subtotal:

On a Rental Subtotal at or above $18.75, eight percent exceeds $1.50 and the percentage governs both legs.
3.4 Rentals Too Small to Book.
Because the Owner Service Fee cannot be less than $1.50, a booking whose Rental Subtotal does not exceed $1.50 cannot be created; BookR declines it rather than producing a zero or negative Owner Payout. In practice this means very short rentals of very cheap Items are not bookable.
3.5 How Fees Are Calculated and Fixed.
Both Service Fees are calculated once, at the time the booking is created, from the Rental Subtotal, and are rounded to the nearest cent. Both are recorded on the booking at that moment.
A later change to either rate does not change a booking that already exists. The Owner Service Fee applied at payout is the amount recorded when the booking was created, not a fee recalculated at completion.
3.6 Disclosure Before Payment.
The Rental Subtotal, the Renter Service Fee, and the Booking Total are itemized on the booking screen before a Renter submits a booking request, and again before the Renter pays.
[DRAFTING NOTE — verify before publication, and treat as open until an engineer confirms it. This sentence describes what the booking screen is supposed to do. When this Schedule was rewritten on 2026-08-24, the fee restructure was mid-deployment and the booking screen had not been converted: components/booking/BookingWidget.tsx:8, 70, 191, 269 still referenced the old SERVICE_FEE_RATE constant, applied no $1.50 floor, and labelled the line item with the old rate, while app/api/bookings/route.ts already charged the new amounts. A screen that quotes one number while the server charges another is worse than either number on its own. Do not publish this Schedule until the booking screen, the listing card, and this document all state the same arithmetic, and re-verify rather than trusting this note, which was written against a moving branch. See REVIEW-NOTES.md §4.18.]
3.7 The Owner Service Fee Must Be Disclosed to Owners Too.
An Owner is entitled to know, before creating a Listing and before accepting a booking, that the Owner will receive the Rental Subtotal less the Owner Service Fee.
[DRAFTING NOTE — open. The Owner-side disclosure surfaces are not confirmed. The renter-side fee is disclosed on the booking screen. Whether the listing form, the booking-request screen, and the Owner's dashboard state the Owner Service Fee, and in what words, was not verified when this Schedule was rewritten. An 8% commission an Owner first learns about from a smaller-than-expected payout is a complaint, and possibly more than a complaint. Confirm the surfaces, then delete this note and state plainly where the disclosure appears.]
3.8 No Other BookR Fees.
As of the Effective Date, BookR charges no membership fee, no listing fee, no photograph fee, and no insurance or protection fee. BookR charges no fee of its own for making an Owner Payout on the standard schedule in Section 7.4. Section 7.7 describes a third-party charge that applies only if an Owner chooses Instant Cashout. Amounts that are not Fees, and that BookR does not currently assess, are addressed in Section 9.
4. WHAT THE RENTER PAYS, AND WHEN
4.1 Amount.
The Renter pays the Booking Total — the Rental Subtotal plus the Renter Service Fee.
The Renter is not charged the Owner Service Fee and does not pay it. The Owner Service Fee is not added to the Renter's total.
4.2 Timing.
A Renter is charged only after the Owner accepts the Renter's booking request. A booking request that an Owner does not accept results in no charge to the Renter.
4.3 Processing.
Payment is processed by BookR's third-party payment processor, Stripe. BookR does not store a Renter's full payment card details.
4.4 Confirmation.
A Booking is confirmed only after the payment processor reports that payment succeeded.
5. WHAT THE OWNER EARNS
5.1 Amount.
For a completed rental, the Owner Payout is the Rental Subtotal minus the Owner Service Fee.
At the rates in Section 3.2, and where the Rental Subtotal is large enough that the minimum in Section 3.3 does not apply, that is ninety-two percent (92%) of the Rental Subtotal.
5.2 Worked Example.
An Owner who lists an Item at $40 per day, for a two-day rental:

5.3 Payment Processor Charges.
BookR, not the Owner, bears the payment processor's fees for processing the Renter's payment and for making an Owner Payout on the standard schedule.
Exception. If an Owner chooses Instant Cashout under Section 7.7, the payment processor's charge for that optional service is borne by the Owner, not by BookR.
6. PAYOUT ACCOUNT REQUIREMENT
6.1 Setup Is Required.
Before an Owner can receive any money, the Owner must set up a Payout Account through BookR's payment processor. This is done from the Owner's BookR dashboard and takes place on the payment processor's own website.
6.2 What the Owner Provides.
The payment processor collects the information it needs to verify the Owner's identity and to deposit money into the Owner's bank account. This may include the Owner's legal name, date of birth, address, taxpayer identification number, and bank account details. BookR does not receive or store the Owner's bank account details.
6.3 Listings Are Not Bookable Until Setup Is Complete.
A Renter cannot book an Item whose Owner has not completed Payout Account setup, and cannot pay for a Booking whose Owner has not completed Payout Account setup. This is a deliberate restriction: BookR will not take a Renter's money for an Owner it cannot pay.
6.4 United States Only.
Payout Accounts are currently available only to Owners with a United States bank account.
6.5 Verification Is Not BookR's Decision.
The payment processor, not BookR, determines whether an Owner's Payout Account is verified and enabled. BookR cannot pay an Owner whose Payout Account the payment processor has not enabled.
7. WHEN OWNERS ARE PAID
Two steps, not one. Money reaches an Owner in two stages, and they happen at different times. Section 7.1 is BookR transferring the Owner's money into the Owner's Payout Account. Section 7.4 is the payment processor moving it from that account to the Owner's bank. An Owner who is looking for money in a bank account should read Section 7.4.
7.1 Transfer — Triggered by Completion.
BookR transfers the Owner Payout into the Owner's Payout Account when a rental is completed — that is, when the Rental Period has ended and the Owner has marked the Item as returned in the Owner's BookR dashboard.
7.2 An Owner Must Mark the Item Returned.
A transfer is not initiated automatically at the end of the Rental Period. Until the Owner marks the Item returned, no transfer is initiated and no Owner Payout becomes available. [DRAFTING NOTE — this is accurate as built (app/api/bookings/[id]/route.ts; components/dashboard/DashboardPage.tsx), and it means an Owner who never marks a rental returned is never paid, with no automatic fallback and no time limit in the code. Counsel and product should decide whether to add an automatic completion after a stated period, and if so state it here. The move to a weekly bank payout in §7.4 does not change this — a weekly schedule pays out whatever is in the Payout Account, and nothing reaches the Payout Account until the Owner marks the Item returned.]
7.3 One Transfer Per Booking.
BookR initiates at most one transfer per Booking.
7.4 Payout to the Owner's Bank — Weekly.
Funds in an Owner's Payout Account are paid out to the Owner's bank account on a weekly schedule, on a Friday, by the payment processor.
BookR does not batch, hold, or time these payouts itself. The weekly cadence is a setting on the Owner's Payout Account with the payment processor, and the payment processor's own payout system determines exactly which funds are included in a given payout and when they arrive.
A single weekly payout may include the Owner Payouts from more than one completed Booking, and a completed Booking's funds may not be included in the very next payout if the transfer settles too close to it.
[PLACEHOLDER — the arrival window. State how long after the Friday payout an Owner should expect money in the bank, once it has been observed in practice. Do not state a number that has not been observed: the payment processor's standard settlement time for a new account is longer than for an established one, and quoting the wrong figure in a fee schedule is a promise BookR did not mean to make.]
This is a change. Before the Effective Date of this version, an Owner Payout was paid out to the Owner's bank as soon as the payment processor could send it after completion, rather than on a weekly cadence.
7.5 Failed or Delayed Payouts.
If a transfer or a payout cannot be completed — for example, because the Owner's Payout Account is not enabled, or the payment processor rejects it — BookR records the failure and works to resolve it. Completion of the rental is not reversed by a failed payout; the Owner remains owed the Owner Payout.
7.6 Withholding.
BookR may delay or withhold an Owner Payout where BookR reasonably believes a Transaction involves fraud, a violation of BookR policies, or an unresolved claim, as further described in the Terms of Service.
7.7 Instant Cashout — Optional, and the Owner Pays for It.
An Owner may request an Instant Cashout of funds available in the Owner's Payout Account, instead of waiting for the weekly payout in Section 7.4.
(a) It is optional. An Owner who does nothing is paid on the weekly schedule at no charge.
(b) The payment processor charges a fee for it, and that fee is deducted from the amount the Owner receives. BookR does not absorb this charge and does not add a charge of its own on top of it. The fee is set by the payment processor, not by BookR, and the payment processor may change it.
(c) It requires an eligible debit card. Instant Cashout is available only where the Owner has added an eligible debit card to the Owner's Payout Account, the account is fully verified and enabled for payouts, and there is an available balance. Where any of those is missing, Instant Cashout is unavailable and the weekly payout in Section 7.4 continues unaffected.
(d) Availability is not guaranteed. The payment processor determines eligibility and may decline or limit an Instant Cashout.
[PLACEHOLDER — THE INSTANT-PAYOUT FEE AMOUNT. REQUIRED BEFORE PUBLICATION. DO NOT GUESS AT A FIGURE. This Schedule must state what the Owner will actually be charged, in the form the payment processor actually charges it — a percentage of the amount cashed out, a flat amount, a percentage with a minimum, or a percentage with a minimum and a cap. That is a live commercial term of the payment processor's, it differs by payout destination, and it is exactly the kind of number that must not be inferred from documentation of uncertain vintage. Fill it in from (i) the payment processor's current published pricing for instant payouts to a connected account of this type and (ii) an observed test payout, and state whichever is worse for the Owner if they differ.
Two further things to confirm at the same time, because they are the questions an Owner will actually ask: whether the fee is deducted from the amount cashed out or charged separately, and whether there is a minimum or maximum Instant Cashout amount.
Until this bracket is filled, the corresponding product copy must not imply a specific cost. components/dashboard/PayoutsCard.tsx:322 currently says only "Stripe charges a small fee for instant transfers, deducted from the payout" — accurate as far as it goes, and it must not become more specific than this Schedule.
The feature now exists — verified 2026-08-26, this warning is resolved. When this Schedule was rewritten on 2026-08-24, components/dashboard/PayoutsCard.tsx called GET and POST /api/connect/instant-payout and no such route was present in the branch, so this Section described a path that would have returned a 404. app/api/connect/instant-payout/route.ts is now implemented and wired to that card, and each of (a)–(d) above was checked against it:
- (a) opt-in only; the weekly schedule runs untouched for an Owner who never calls it.
- (b) the payout is created in the connected account's own context, so the processor deducts
its instant fee from the Owner's balance. BookR adds no charge of its own — there is no application fee on this call.
- (c) eligibility requires
payouts_enabled, an external card advertisinginstantamong its
available payout methods, and a positive instant-available balance. All three are re-checked on the POST itself, not trusted from an earlier read.
- (d) eligibility is the processor's determination and the route surfaces a decline rather
than retrying.
What remains open is only the fee AMOUNT bracket above. That is still required before publication and still must not be guessed. See REVIEW-NOTES.md §4.18.]
7.8 Minimum Payout Threshold.
[PLACEHOLDER — the code applies no minimum payout threshold of BookR's own. Either state that there is none, or state the threshold if one is adopted. Note this is a different question from the $1.50 minimum Service Fee in Section 3.3, and from any minimum the payment processor applies to a weekly payout or an Instant Cashout. Do not leave this section as a bracket at publication.]
8. CANCELLATIONS AND REFUNDS
8.1 Refunds Include the Renter Service Fee.
Where a cancellation results in a refund, the refund is calculated as a percentage of the Booking Total — meaning the Renter's refund includes the same percentage of the Renter Service Fee. [DRAFTING NOTE — this describes what the code does, and it is more generous to the Renter than Cancellation and Refund Policy §2.1(b) and §2.2(b), which make Fee refunds discretionary. See REVIEW-NOTES.md §4.11 and §6.1. The two documents should be reconciled in the same pass; this Schedule should not be published saying one thing while 04- says another. Unchanged by the 2026-08-24 fee restructure except that the fee in question is now the Renter Service Fee at 8% rather than a single 12% fee — the conflict itself is untouched and is still counsel's, REVIEW-NOTES.md §10 question 4.**]
8.2 Refund Amounts.
The percentage refunded, and the circumstances in which a cancellation is refundable at all, are governed by the Cancellation and Refund Policy, not by this Schedule.
8.3 No Owner Payout, and No Owner Service Fee, on a Cancelled Booking.
A Booking that is cancelled is never completed. No Owner Payout is transferred for it, and BookR does not collect the Owner Service Fee on it. An Owner is never charged an Owner Service Fee on a rental for which the Owner receives nothing. [DRAFTING NOTE — this is accurate as built: the Owner Service Fee is recorded when the booking is created but is only ever applied by netting it out of a completion transfer, so a booking that never completes never has it collected. It remains true that an Owner receives nothing when a Renter cancels late, even where the Renter received no refund — REVIEW-NOTES.md §10 question 4(c) raises this for counsel. If BookR intends to pay Owners a share of a forfeited payment, that is a product change, and this Section must say whether an Owner Service Fee is taken out of it.]
9. AMOUNTS NOT COVERED BY THIS SCHEDULE
The Terms of Service and the Rental Agreement contemplate additional amounts that a Renter may owe after a rental ends, including charges for damage, late return, lost items, and cleaning. As of the Effective Date, BookR does not assess or collect any such amount through the Platform. Security deposits are not collected.
A Renter's payment method is retained. When a Renter pays for a Booking, the payment method used is saved with BookR's payment processor so that a later charge authorized under Terms of Service §3.3 and §3.4 — for damage, late return, a lost item, or a similar amount arising from the rental — can be made without the Renter re-entering card details. Retaining the payment method does not by itself authorize any charge, and no such charge is assessed today.
If BookR begins to assess any of these amounts, this Schedule will be updated to state how they are calculated, what the maximum is, and how they are disclosed, before that occurs.
10. TAXES
Amounts stated in this Schedule are exclusive of any taxes. Owners are responsible for determining and satisfying their own tax obligations on amounts they earn through the Platform. See the Owner Tax Disclosure (11-owner-tax-disclosure.md), including its statement that an Owner's gross earnings are the Rental Subtotal less the Owner Service Fee. BookR does not provide tax advice.
11. CHANGES TO THIS SCHEDULE
BookR may modify this Schedule, including either Service Fee rate and the minimum in Section 3.3, in accordance with the amendment and notice provisions of the Terms of Service (§16.9 and §16.10). BookR will provide notice of a change to a Service Fee rate or to the minimum at least [Notice Period] before it takes effect.
A change to the Renter Service Fee does not affect a Booking for which the Renter has already been charged. A change to the Owner Service Fee does not affect a Booking that already exists: the Owner Service Fee is fixed when the booking is created, as stated in Section 3.5.
BookR does not control the payment processor's charge for Instant Cashout (Section 7.7) and cannot undertake to give notice before that charge changes.
12. PREVIEW MODE
While the Platform is operating in pre-launch preview mode, bookings made by non-administrator Users are demonstrations only. No payment is taken, no Owner Payout is made, and no amount in this Schedule is charged.
13. RELATIONSHIP TO OTHER POLICIES
This Schedule should be read together with:
(a) Terms of Service; (b) Cancellation and Refund Policy; (c) Rental Agreement; (d) Owner Tax Disclosure; and (e) other applicable Platform policies.
Where this Schedule and another BookR policy state different amounts, timing, or fee treatment, that difference is an error and should be reported to BookR at the address in Section 14 so it can be corrected. [DRAFTING NOTE — counsel should decide the order of precedence rather than leaving this as an invitation to report errors. A conventional clause would name one document as controlling on fees; that document should probably be this one. This became more urgent on 2026-08-24: ToS Article I's "Fees" definition still describes a single Service Fee, so there is now a live disagreement rather than a hypothetical one.]
